Q: How do I become a member?
A: It is quick and easy to register as an agent member on NewEnglandShowcase.com. As a member, you will be able to add your own listings, create an agent profile for use on the site, and much more. Click here for additional information and registration form.

Q: How much does it cost to become a member?
A: The basic rate is $80 per month which includes unlimited property listings with 10 photos per listing, plus an agent bio page with photo and logo. Discounted rates are available for agents/agencies who advertise in our print magazines. To see full membership descriptions and rates, please click here.

Q: Why do you ask for my real estate state license number?
A: The New England Showcase website is intended for licensed real estate agents and brokers to advertise their property listings. We randomly verify state license numbers to ensure that the website is being used as it is intended. If a state license number cannot be verified, we reserve the right to close the online account for that advertiser, thus removing all of his or her listings.

Q: I would like my listing to be the Featured Property on the homepage. How do I do this?
A: We would be happy to schedule your listing as a Featured Property on the homepage. The space is available for $100 for two weeks at a time. To schedule a two-week slot and submit your photo, please contact New England Showcase at editor@newenglandshowcase.com or (802) 257-4387. For additional contact information, click here. New England Showcase reserves the right to review and approve the featured property.

Q: How do I upload my listings?
A: To upload your listing, we have designed what we hope is a hassle-free, "ready-set-go," easy-to-understand form. It asks for several key criteria (such as property type, price, number of bedrooms, etc.) similar to the basic information you would need to provide for the MLS. The form also includes a place for you to feature an unlimited-length property description highlighting as many important details as you'd like about your listing (e.g., located near ski resort, deck with hot tub, fieldstone fireplace, two-car garage). You can also add a photo at this time (up to 10, if you've registered for the deluxe membership package).

Q: What does the hide function mean?
A: Once you have uploaded your listings to our website, you can choose to hide a listing online if you need to, rather than having to delete a listing and re-input it later.

Q: How do I upload the main image for my listing?
A: The main image to go with your listing can be uploaded at the same time you upload your listing information (or it can be added later if you go to "edit listing"). You can also include a caption with the image.

Q: How do I upload additional images for my listing?
A: In addition to your main image, you can have a photo gallery with up to 9 additional photos of your listing. Each of your photos can have a caption. To upload images to your photo gallery, go to your Agent Administration page, click on View Listings, click on the listing you would like to change, then click on the option to Edit Photo Gallery.

Q: Can I change my photos once they are uploaded?
A: Yes, like any information in your account and listings, you have access to change, delete, hide, show, etc.

Q: What size photos are accepted and in what format?
A: We accept JPEG images (the suffix must be either .JPG or .jpg) up to 120k in total file size. This is the most commonly used format for photos taken with digital cameras.

Q: My photo is too large. How do I change it to a smaller size?
A: Use the Image Resize feature in your photo or image processing program to set the resolution (DPI) of your image to 72 dpi. Then save the image as a JPG with quality set to no more than 5. This should bring your image down to a more manageable file size of less than 120k.

Q: I uploaded my photo but when I click the thumbnail in the Photo Gallery to view the enlargement, it looks distorted and terrible.
A: This is probably because you uploaded a photo that was smaller than 640X480 pixels in dimension.

Because New England Showcase displays photos in a variety of sizes, from thumbnails to full size enlargements, it's important that the image you upload is at least 640X480 pixels in size. If you're in doubt, open your photo in a photo processing program such as Adobe Photoshop or drag it into a browser window to make sure it's the right size.

To resize a larger image, use the Image Resize feature in your photo or image processing program to set the pixel dimensions of your image as follows:

  • 640 wide by 480 tall (landscape orientation)
  • 480 wide by 640 tall (portrait orientation)

Q: What do I do if I forget my password?
A: We have a handy tool in the Member Login box found on many New England Showcase pages that will let you reset your password if you forget it. Click here to reset your password now.

Q: How do I know anyone is seeing my listings on newenglandshowcase.com?
A: From your agent administration pages on newenglandshowcase.com, you can monitor website traffic to see how many visitors are viewing your listings and agent profile. On your View Listings page in the agent administration module, each listing has a number displayed in parentheses next to the listing title. This number represents the number of times a site user has clicked on this listing. On your Agent Profile page, the number of times your profile has been viewed by site users is displayed at the top of the page. Plus, your online listings will have direct links to your own website and email address, giving you the opportunity for immediate responses from potential buyers.

Q: How does a monthly membership work?
A: You can register for your initial monthly membership at any time. The month is a 30-day cycle instead of an actual calendar month. You have the choice of whether or not to renew your monthly membership on a consecutive basis or a sporadic basis or not at all. We can store your account information and listings on our server for up to six months with no activity. If your account has been inactive for six months, we will contact you first before purging all of your info and discontinuing your user name and password. We also offer you the option of having your membership renewed automatically and charged to your credit card each month, if that is convenient for you. You can stop the automatic renewal at any time.

Q: How does New England Showcase protect my financial information, such as credit card numbers?
A: New England Showcase uses Thawte USA Digital Certificate to ensure secure communications in an encrypted format with our clients as we authenticate and validate online transactions.

Q: What if I don't want to give my credit card information online?
A: At the present time, we can only accept payment for online agent memberships via the online registration form. We hope to be able to offer alternatives in the future.

Q: How do I cancel my account?
A: Unless you renew your monthly membership after each 30-day cycle, your account will close automatically and your listings will not be shown until you choose to renew your monthly (30-day) membership. We can store your account information and listings on our server for up to six months with no activity. If your account has been inactive for six months, we will contact you first before purging all of your info and discontinuing your user name and password.

Q: I keep forgetting to renew my monthly membership. Do you have an automatic billing option?
A: Yes, we do offer this optional service for your convenience. You can select this service if you go to the View Account link on your Agent Administration page. Please note that if the rates were to change for any reason, we would contact you before automatically charging your credit card.

Q: Will I be able to access and update my personal information?
A: Yes, you can access your account information and listings 24 hours a day, seven days a week. This gives you control over the accuracy and timeliness of your account and listing information.
